As of 2010, there were 2.5 million Floridians in their 50s, 2.1 million Floridians in their 60s, 1.4 million Floridians in their 70s and almost 1 million Floridians in their 80s and above. There is every reason to believe that these numbers will continue to rise. Recent estimates predict that Florida’s 65 and older population will represent 24.1 percent of Florida’s overall population by the year 2030. As Florida’s population continues to age, the elderly population will require vastly different and more costly forms of health care, such as long-term care for chronic conditions, more frequent examinations and follow-ups, and services and care for cognitive and mental impairments.

As Florida continues to grow, the development of infrastructure (e.g., roads, water and wastewater systems, parks, etc.) must keep pace. In January 2023, Florida TaxWatch released “Economic Commentary: An Update on Florida’s Housing Rental Market,” which evaluated the troubles Florida has experienced with the ever-rising cost of rent. In Florida, the cost of rent has jumped by 36 percent since 2020, with much of the increase occurring in 2021 alone.

Florida’s housing market is raging, with growth in property values not seen since the housing bubble. Property appraisers certified the state’s taxable value for 2022 on July 1 and these values are currently being used by local governments and school districts in setting new property tax rates and developing budgets for FY 2022-23. The growth in property values has set the stage for what could be significant tax increases for Florida’s citizens and businesses.
